Confused about additional house costs?

When youbuy your house, you might think you’ll live there for the rest of your life. But as your family changes, your housing needs also change. More kids, work from home, or maybe an older relative comes to live and suddenly you find yourself growing up faster.Home page. Now you are looking for additional home expenses that you can expect.

Moving to a bigger house seems like the easiest way to find more space. But what if that’s not an option? You get along great with the neighbors, have a short commute, and can’t really afford a bigger house.

If you’re considering building an addition to your home, you’ll want to read this breakdown of home addition costs.

home addition cost

What is the extension of the house?

The scope of the project will vary greatly depending on the layout of your existing home and what you want to build. Adding a house can be a build (adding a room) or an extra build (adding another floor). Some additions won’t even add another room, like closing a garage.

Regardless of the exact type of construction and/or renovation you choose, you must have a reliable estimate ofcost of the housebefore continuing, so you can budget properly.

What are the additional costs at my home?

The cost of an at-home supplement will depend on the type of supplement and its size. Remember to budget an additional 10%-20% in case your builder encounters a situation requiring additional cost (i.e. wiring that does not match existing code).

Popular styles of home additions:

  • One more room (bedroom or living room)
  • Kitchen extension
  • Add/surround a garage
  • Add couple set
  • Add/enlarge the bathroom
  • Add a second story
  • Finishing an attic

More rooms

An extra room, such as a bedroom or living room, is the most common home addition expense. theaverage cost of a 20×20 house extensionwill range from $80 to $200 per square foot. This means that the average cost of adding a home will be between $32,000 and $80,000 per square foot.

However, the additional housing costs are not linear. Doubling the area of the room will not double the cost of the house, just as halving the room will not halve the cost. Indeed, some additional costs related to the house are independent of the size of the room, such as permits or architect’s fees. Expect to payabout 30% moreif you double the size of the addition.

kitchen renovation

The average home addition cost to add 200 square feet to your kitchen will range from $48,000 to $94,000. teenagerskitchen renovationwill cost between $10,000 and $15,000. You can easily increase these costs with higher-end appliances, luxury countertops, and upgraded cabinetry.

Add/include a garage

If you don’t have one, build a garageprovides covered parking and storage space. It will cost between $9,000 and $12,000. If you already have a garage and want to convert it into living space, it will cost you around $11,000.

Another set in law

A 600 to 750 square foot detached condo will add an additional cost to your home of $78,000 to $135,000. This area will include a bedroom, a small living room, a bathroom, a kitchenette and a laundry room.

Add/enlarge the bathroom

This is one of those extra rooms that can be quite expensive. The average bathroom renovation costs $10,000. This price can quickly increase if you need to add or move plumbing or decide to use features like whirlpool tubs or upgraded fixtures.

Divide the extra costs of your house

No matter what type of prop you choose to build, some aspects of house overhead are more or less standard.

Architect fees

An architect will design your addition to fit your existing home. Expect to pay flat fees of $2,020 to $8,390.

site preparation

The price to pay to clean the area and prepare your new addition will run between $1,200 and $4,110. The difference in budget will mainly depend on the size of the addition and the amount of digging and cleaning that needs to be done.

roof

If you extend your house, you will have to pay for a roof. It can cost around $80 to $100 per square foot. You will also need to pay for beams and trusses.

Walls and ceilings

Vinyl siding and trim will cost around $2-5 per square foot, insulation will cost around $2 per square foot, and drywall installation will cost $1-3 per square foot.

establish

If you are building, you will need to pay for the foundation of your addition. It can cost between $4,000 and $12,400.

Ground

This is an expense that will largely be in your control, as you can choose both the materials used and the quality. Expect to pay between $1,500 and $4,500 for the floor. This cost can add up if you’re trying to match the existing flooring in the rest of your home.

Things

An installed door will cost almost $950 and each window will cost between $85 and $1,400.

Licence

Depending on local regulations, you will need to pay for different permits during construction. Your builder will give you all the specifics of these costs.

The cost of adding a house when adding a second floor

Some owners decide to build instead of leaving. This is especially popular for creating a spacious master suite or home office. However, it is a decision worth considering, as itmuch more complicated and expensivethan adding a downstairs room to your home.

Adding a second story will cost between $150 and $300 per square foot in most cities. However, depending on local design, materials and labor rates, this price can easily reach $400-600 per square foot.

For a 1,500 square foot home, that means your costs could range from $225,000 to $450,000 in most areas, with the potential to go up to $900,000.

If you have an attic, converting it into a habitable second floor is a much more affordable option. Average cost forTurn your attic into a living roomis $80,000, a much lower additional house cost.

Is the extra cost to my home worth it?

Home additions will certainly increase the value of your home, but don’t expect to see a dollar-to-dollar return on your investment in home addition expenses.

Based onowner.com, here’s what you can expect to get back if you sell your home:

  • Outside the bathroom: 53%
  • Overall set: 63%
  • Full Story 2nd: 65%

It’s still a good return on investment, but it’s not worth it if you only think of it in terms of resale. Instead, create an add-on that will enhance your home life, so you can enjoy it. You will get your money’s worth from the additional costs of your home before you list your home.

But for future resale, you should consult your local real estate agent before proceeding with a home addition. UseUpNestFree service to find one of the best real estate agents in your market. They can give you advice based on what local buyers want from a home, so you get the most money for your addition when you sell your home.

What is the cost of a 20×20 addition?

This varies based on factors such as material prices, location, and labor costs, but the average homeowner spends between $42,000 and $88,000 to add a 20×20 piece, with a cost average of $65,000. Building an extra 20×20 room can give you the extra space you need in your home and is much cheaper than buying a new house. Most homeowners spend between $42,000 and $88,000 to add a room this size.

Is it cheaper to add or build?

There is some debate on this issue, but most believe that when it comes to new construction, it is cheaper to build a two-story house than to build it outdoors. When renovating, it is less expensive to build an extra floor than to add a second floor to an existing house.

Spaces for life by Lance McCarthy

Home Depot’s commercial always says, “Let’s do this!” over some really awesome music, and let’s face it.

Those ads aren’t for me, they are for you. The goal is to get homeowners to come to their store and buy stuff. Buy stuff, then do stuff.

So what’s my problem? They don’t ever show you the DIY projects gone wrong. The grout popping up on the bathroom floor a month later. The concrete countertop that looks like a sidewalk. The…you know what I mean.

Here are my top 5 DIY projects, followed by my bottom 5 DIY projects (meaning don’t mess with these):

Do It

Wall_paintingPaint walls. This can be done wrong, but as long as you don’t cheap out on the roller pads and watch a youtube video of a guy in white pants, you’ll be fine. Just cut in the edges before you roll the main parts. The smaller or more cut up a room is (bathrooms or kitchens), the more you will hate it, but bedrooms and living rooms will be fine.

Hire It

Paint trim or cabinets. These should be painted with an enamel, which is finicky and shows imperfections easily. If you are going for the Phillips 66 bathroom look, go for it. If you want that Houzz look, you are going to need equipment that you just don’t have.

Shower_Tile

Do It

Install tile on a floor. This is still not for a beginner, but as long as you make sure that the stuff under the tile is really sturdy (any bounce or movement can cause cracking in the grout), a floor is pretty forgiving.

Hire It

Install tile in a shower. Water penetrates a grout joint in less than 2 minutes. That means that the tile doesn’t matter as much as what is underneath. This waterproofing is best done by a professional.

Do It

Replace a faucet. What could go wrong? Ok, it could leak, or really just take you all day and 5 trips to Nuts and Bolts, but other than that, pretty low risk. Just plan on replacing the shutoff valves, and buy a closet wrench on your first purchasing run. You’ll thank me.

Hire It

Install a water heater. First of all, its probably down in the basement. Second of all, if it is older than 10 years (which you know it is), it will be half full of sediment and weigh twice as much as the new one. Plus, if these are hooked up wrong it means poisonous gas in the house, or the equivalent of a water bomb (check this out!). Just bite the bullet on this one.

Do It

Install laminate flooring. Pergo or something like it is pretty forgiving. If you install it wrong, you can take it out and do it again. Keep the floor clean underneath it, and go for it!

Hire It

Install carpet. I know what you’re thinking, carpet? That looks so easy! If it is the squares, sure. No problem. But the stretch kind? Don’t waste your time. If you try it, you will end up with beat up base boards, raw knees, a nice carpet knife cut halfway through your thumb, and will only be a couple hundred dollars richer.

DryWall

Do It

Anything with a screwdriver or less. There’s a lot here: towel bars, refrigerators, microwaves, light fixtures, door knobs, tv mounts, shelving, and just about anything from IKEA.

Hire It

Hang and finish drywall. This is the tricky one. It seems so easy. The drywall is cheap, the mud looks like play do. How hard could it be? If you like white dust on your eyelashes, and in your lungs, and if you like spending three weekends in a row using the “wash on–wash off” gesture on a wall, then you will love this. Otherwise, you could have it done in a few days for about $1.50 per square foot. Why would you do this yourself again?

There you go. Now if you are that superhandy Rennaissance person that sculpts marble in the garage, tunes your own mandolin and speaks 5 languages while cooking duck liver pate, then just ignore everything I’m telling you not to do. But if you are a normal person, who is impressed when you flip a pancake cleanly, has to think about whether “i” comes before “e” in the word “recieve” or has been known to start a project without finishing it, then trust me. Stick with the screwdriver.

Now it’s your turn. I want to see some pictures of DIY projects. Good or bad. Show me what you have done! I can’t wait to see!
